Final notes: |
Below are a few things to be mentioned. History,
comments, etc.. • Upper 2 floors have 100% copper plumbing.•Water main was replaced with 1 inch copper (from meter all the way in) in 1999. Property has excellent water pressure. •A lot of the rest of the plumbing has been replaced with copper (previous to me). •2 sewer "Clean Outs" were installed (front, & back) about 13 years ago. And I think there is another one in the garage soffet that is for the 2nd floor plumbing. •New Natural Gas line was replaced (meter to house) in summer 2007. •Water heater was replaced about 10 years ago (I think). •New sectional insulated garage door was professionally installed about 1 1/2 years ago. •New dual glazed energy efficient patio slider (off of den) was replaced in spring of 2010. •Automatic lawn sprinklers. •Pool was professionally re-plastered in 2003. And was drained, & acid washed about 2 months ago. •Kitchen stove top/range was replaced approx 5 years ago. •Roof: All of the roof was done in 1991/1992 when the addition was done. It's a composite. I think it is a 50 year. Since I am not 100% sure of that; to be safe I will say it's a 30 year. Which means there's at least another 12 years left in the expected life of the roof. Also the main/existing part of the house roof foundation was sheeted with 1/2" plywood (over the existing original wood slats) before the new roof was applied. This is not something that was required by any building code, but I did it anyway as added protection, and strength. There is not any air conditioning, or forced
air heating. Has a floor furnace which has always worked great on the few
days it gets chilly. Over the years I have thought about having it done. But
this house is located in what seems to be the "Perfect Climate Zone". It
just never gets hot, or that cold (regardless of what Al Gore says). My realtor keeps nagging me to move my personal belongings some where else. I keep telling her "I live, & run my business here, what am I suppose to do?". She says that most buyers have no imagination, and can't see past normal things that we all have, and use in our daily lives. Personally I have a hard time believing that people like that actually exist. So should you come to see my home, try to have some imagination on how my home would look with you in it. Also, I am a bachelor. So if you should see something that is un-tidy, just say to yourself "typical bachelor". Hopefully this will keep me out of trouble.. LOL When most of the photos were taken, I cleaned/removed just about everything to make it look "STAGED", or like a model home (hah). Again this is not reality. I obviously had to put my stuff back. But at least the photos should give you a better idea (or hopefully a better impression) of possibilities. There are no photos of one of the bedrooms (on the first floor). This is because it is stuffed with my business inventory. It's tidy, and very well organized. Again, hopefully you will have some imagination, and be able to see past the items that are there. Does this home need any work? Hey!! It's a house. There's always something that needs to be painted, tightened, cleaned/cleared, repaired, sealed, weeds pulled, made better (whatever). And this house is no different than any other house. If houses didn't need things then Home Depot/Lowes wouldn't be in business would they?. I will probably be updating this page as I
